Since beginning his second term at the White House in January, Donald Trump has openly signaled his imperial ambitions, making bold declarations about reshaping U.S. influence and territorial interests worldwide.

He has frequently suggested that the United States could purchase Greenland – an autonomous Danish territory, and has even proposed that Canada should become the 51st U.S. state, citing national security concerns. Additionally, Trump has called for control of the Panama Canal, criticising its high fees for American ships and military vessels. In a startling remark, he once expressed a desire to turn Gaza into a “luxury resort.”

In Trump’s world, business and geopolitics are often intertwinned. Recently, reports suggest his interests have extended to properties in the Balkans, hinting at a new frontier for his real estate ambitions.

Although reputable media like “The New York Times”, “Reuters”, “The Guardian” have reported such ambitions, much of the narrative remains speculative.

Secrecy surrounding negotiations, especially in Albania, fuels public suspicion and conspiracy theories. Critics argue that these ventures could prioritise foreign investment over environmental integrity and local interests.

Sazan island: from Cold War bunker to high-end retreat

Nestled in the southern Adriatic Sea, the Albanian island of Sazan remains largely unknown to the global public.

Historically, during the communist era, it was fortified with bunkers intended to defend the autarchy against invasion, serving as a strategic military outpost. Today, the island is sparsely inhabited, guarded by just three soldiers, and largely untouched by development. Its dense vegetation and rugged landscape evoke a Jurassic wilderness. Sazan is characterized by lush subtropical flora covering mountains, ravines and valleys: lavender, rare ferns, maritime pines, oaks and rosemary coexist in extraordinary biodiversity.

Yet, this remote island is now the focus of an ambitious plan: turning Sazan into a luxury destination for the ultra-wealthy.

“The Guardian” reports that the Trump family, particularly Ivanka Trump and her husband Jared Kushner, has expressed a keen interest in transforming Sazan into a high-end resort, with U.S. approval reportedly granted in late 2024. The project aims to develop the 5.7-square-kilometer island into a haven for affluent tourists, featuring exclusive hotels, private marinas, and luxury residences.

The vision: Trump Island

The project, according to “Guardian”, involves a $1.4 billion investment to reimagine the island’s dilapidated structures and former military installations into modern, lavish amenities.

Ivanka Trump has publicly expressed her enthusiasm, describing the project as “extraordinary,” and Jared Kushner has spoken about creating a “resort I’d want to visit with my family and friends.”

Kushner, who first visited in 2021, was reportedly captivated by Sazan’s untouched potential. Reported positive signals from the Albanian authorities in December 2024 signal a significant step forward, although details regarding concrete plans remain elusive.

Broader Balkan ventures and controversies

Beyond Sazan, rumors swirl about other potential investments in the region. In particular:

Zvërnec Peninsula: Located in southern Albania’s protected Vjosa-Narta area, this site is rumored to be targeted for a resort development, including hotels and villas. Critics raise concerns over environmental impacts and lack of transparency, although some local stakeholders see tourism as a potential economic boon.

Belgrade, Serbia: Kushner aims to redevelop the former Yugoslav Army headquarters, destroyed during NATO’s 1999 bombing. The proposed project, reportedly worth $500 million, involves a long-term lease to build luxury accommodations and cultural attractions. While supported by Serbian authorities, opposition groups have criticized the plan for its historical insensitivity and alleged procedural irregularities.

Other Balkan countries: Unconfirmed reports suggest that the Trump family is eyeing additional properties in Romania and other coastal areas, aiming to expand their footprint in the region’s lucrative luxury market. These rumors are fueled by political visits and online speculation, but concrete plans remain unverified.

Facts, speculation, and geopolitics

On the geopolitical front, Albanian and Serbian leaders seem to see these projects as opportunities to align their countries more closely with U.S. influence – potentially countering Russian or Chinese ambitions. However, opponents warn that such developments risk environmental degradation, cultural insensitivity, and the sidelining of local stakeholders.

As whispers of the Trump family’s potential real estate ventures in the Balkans gain traction, prudent counsel suggests scrutinising these tales with discernment. While a mix of verified developments and unconfirmed speculation fuels captivating headlines, it also casts a global spotlight on the untapped allure of lesser-known tourism destinations in the region.
